First, we sign an NDA. Then we will build your P&L projections based on your pricing and future plans, create a 5-10 page business plan with market segmenting, market types and targets; and budget for marketing/advertising, and social media.

After we establish your P&L, you should have an idea of how much you will make annually, and costs of running the business.
We will work to find the right location -- because it's never just location, it's the bones of the existing space and everything you'll have to think about to update it.
How much construction build out will it require? What are the TIs? Can you use the existing equipment? Or does your city or county have a stipulation about updating equipment?
What is your working capital budget? What does it include? Do you have investors? Who's guaranteeing the lease?
My favorite part is helping with the lease. I will give you the tools to negotiate it on your own to get the best deal possible. Once you're happy with the terms of the lease, we will get legal guidance from our legal partners.
There have been a few times where I found that financially the location was all wrong, even though it seemingly was "perfect." I'm here to make sure your dreams do not turn into nightmares.
